Westbrook buys Grenanderhaus in Berlin-Mitte with GSK Stockmann

GSK Stockmann provided comprehensive legal advice to the global real estate investment company Westbrook Partners on the purchase of the landmark property “Grenanderhaus” in Berlin-Mitte. The seller is Patrizia Immobilien AG. The parties agreed to keep the purchase price confidential.

The listed seven-story office building at Rosa-Luxemburg-Strasse 2, on the corner of Dircksenstraße (opposite of Kaufhof on Alexanderplatz) comprises around 8,400 m2 and is almost fully let to, among others, the German Aerospace Center (Deutsches Zentrum für Luft- und Raumfahrt e.V.) as main tenant as well as car2go, Spreegold and Coffee Fellows.

The property was constructed between 1928 and 1930 according to designs by the Swedish architect Alfred Grenander as an administrative building for the Berlin public transport company. Besides buildings and bridges that had a lasting impact on the city’s appearance, Alfred Grenander also designed most of Berlin's subway stations.

Westbrook Partners was founded in 1994 and today specializes in the acquisition and appreciation of real estate in top international locations across the asset classes office, residential, retail, hotel and industrial. The acquisition of the prestigious brick house “Grenanderhaus” is the consistent continuation of Westbrooks commitment in Berlin-Mitte. The company is planning to convert the rental space into modern loft-like office spaces.

GSK Stockmann comprehensively advised Westbrook on due diligence as well as on the drafting and negotiation of the purchase agreement.
